One small change that could sell your house is curb appeal. Whether you have to change the mail box with a cat on the side of it or if you should get rid of those shrubs that are blocking the door, it is a good idea to spruce up the outside of your house. These little touches may be just what the house needs to sell. A well maintained garden is something buyers are looking for in their home.

Another small upgrade is to upgrade the light fixtures. For a few hundred dollars, this could be the investment that makes your house fresh and ready for a sale. Replace the old brass chandelier with something a little more contemporary and neutral.

If your house already has plenty of curb appeal and new lighting, there are some other bigger things you can try to sell the place: renovation. These investments are likely to earn your money back and possibly more. The first thing you should think about is ripping out the kitchen. The kitchens and bathrooms are what sell a house. If you don’t want to fully upgrade the kitchen, things that will attract attention and value: stone countertops, flooring, premium appliances, and under mount sinks are things buyers are looking for. If the cabinets are in good shape, add new hardware to them for a quick upgrade.

Bathrooms are important because let’s face it, everyone spends a lot of time in there so you want it to look nice. Install new countertops to match the kitchen ones, add new fixtures in the shower as well as for the sink. Buyers like to feel that they can make a house into a home so neutral colors are important. Don’t add color to either of the rooms that are too bold because then it will take a special buyer to buy the house. Now all that is left to do is wait for the offers to come in.
